About Patsy

Enjoy a stay in a 1973 converted school bus that has all the comforts of home and touches of luxury.
Self-contained accommodation for two in the bushveld with magnificent views and the sounds of nature.
All of this is situated in agricultural lands, 15 minutes away from the centre of Nelspruit.
The hosts have 4 large dogs that are well socialised and enjoy meeting new people.
The property is a self-sustaining homestead where the hosts grow their own vegetables, farm honey and produce eggs.

The Space

Outside is an extensive paved area, including the bus stop, which is a private, conservatory-type area for guests to enjoy an all-weather outside experience. In addition, this area has a braai/fire area and seating for you to enjoy the tranquil garden and a view of one of the greywater ponds. The bird life is abundant so remember to bring your binoculars to look out for some of the birds on the Kokiville bird list, we have spotted over 165 species-

Our tipi’s location offers guests a front-row seat to breathtaking sunrises, starlit skies and the beauty of the african bush. This space is glamping at its best!

The Space

The tipi offers a luxurious cocoon for a restful sleep on a comfortable queen-sized bed, there is ample space for luggage but it is not over-crowded. The site is a private space which in addition to the tipi includes a well-equipped kitchen, a covered relaxing lounge space, a fire pit/braai with outside seating. The bathroom is unique and offers both an indoor and outdoor shower.

Guest Access

Guests will have access to the 3.5 hectare farm to take a relaxing walk along the Snail Trail which is a marked out half a kilometer walk in nature. Free parking is readily available.

pond where we recycle some of our water on This was an amazing experience outside of city life. The accommodation is well equipped with insect repellents to make your stay even that more comfortable. The scenery is beautiful and the unique stays are romantic, cozy and intimate. Definitely will be back again. This could definitely be our Valentines Day home 🥰🥰the pl

Immense love and attention to detail has gone into Kokiville. It is quirky and unique. We have stayed in the bus Patsy and in the Boxes and have enjoyed the tasteful decor and all the little extras that Janine and Gavin so generously provide . The units even have olive oil and sweeties on the bed and a games box . I love the house plants in the rooms and all the special touches. Fabulous value for money . The snail trail is special as is the food garden with all the interesting unusual fruit. It is peaceful and private with a lovely bushveld feel . Definitely worth spending more than one night here
for watering our garden.
